Terms of Service

This version replaces version 2026-initial-v1.2 and changes the operator's name to HomeRustle LLC. Because it changes who you are contracting with, it is a material change: accounts are asked to accept it in the application. Earlier versions, and the records of who accepted them, are unchanged.
1. Acceptance
These Terms govern your use of the HomeRustle website and application, operated by HomeRustle LLC (“HomeRustle,” “we,” “us,” or “our”). By creating an account, affirmatively accepting these Terms in the application, or otherwise using HomeRustle, you agree to these Terms. If you do not agree, do not use HomeRustle.
You may browse publicly available portions of the website without creating an account. Creating or using an account requires acceptance of the version of these Terms presented during account setup. Our collection and use of personal information is described in the Privacy Policy.
2. What HomeRustle provides
HomeRustle is a residential real-estate marketplace. Buyers and renters can create Quests describing what they are looking for, and property owners can create Listings describing properties they may sell or rent out. Both sides can search Quests and Listings for matching opportunities. If no match exists yet, HomeRustle can automatically notify a user when a matching Quest or Listing appears later. HomeRustle may enable users to communicate when applicable connection requirements are met.
3. Initial consumer-only deployment
For the initial production deployment, HomeRustle is for consumers acting as principals on their own behalf. A licensed professional may use HomeRustle for their own purchase, rental, sale, or property, but not to represent or solicit clients through a consumer account.
When creating an account, you must confirm:
I confirm that I will use HomeRustle as a principal—for myself, an entity I own or control, or property I own, co-own, or control as an authorized decision-maker for its owning entity, trust, or estate. I will not use HomeRustle to represent a real-estate client or unrelated third party.
This boundary applies to the initial deployment and may change in the future. Any future professional services or account types will be introduced deliberately and may be governed by additional or replacement terms. A future change does not alter the restriction that applies while this version governs your account.
4. Eligibility and accounts
You must be at least 18 years old and legally able to enter into contracts to use a HomeRustle account. You agree to provide accurate information, keep your credentials secure, use your account only for authorized purposes, and promptly notify us of suspected unauthorized access.
5. Your Quests, Listings, and communications
You are responsible for information and content you submit and for confirming its accuracy. For a Listing, you represent that you own or co-own the property or, for property held by an entity, trust, or estate, that you are authorized to act as a decision-maker for that owner as a principal—not as a third-party real-estate representative. You retain ownership of your content while granting HomeRustle permission to host, store, reproduce, process, adapt for technical display, and display it as reasonably necessary to operate, secure, and improve the service.
6. Prohibited conduct
- Post false, misleading, fraudulent, infringing, or unlawfully obtained content.
- Use HomeRustle to discriminate or violate fair-housing, privacy, consumer-protection, or other applicable laws.
- Use consumer accounts to represent, solicit, or harvest leads for third-party clients.
- Include contact information in fields where HomeRustle prohibits it or attempt to evade connection, safety, or payment controls.
- Scrape, probe, reverse engineer, disrupt, overload, or gain unauthorized access to HomeRustle or another user’s information.
- Harass, threaten, impersonate, spam, or misuse another person’s information.
7. Connections, communication, and payments
A match does not automatically create a connection. Either side may express interest, and HomeRustle may require mutual interest, a payment method, a fee, or other disclosed steps before users can communicate, receive contact information, or both.
Current prices, free allowances, subscription benefits, refund rules, and other payment terms are shown in the application before a charge. Pricing may change prospectively. Unless otherwise stated at purchase or required by law, a completed fee that enables a connection is not refundable merely because the users do not communicate or complete a transaction.
8. HomeRustle is a platform
HomeRustle provides technology that helps users find and communicate with one another. HomeRustle does not represent either party, negotiate on a user’s behalf, guarantee a property or person, or become a party to a sale, lease, or other agreement between users. HomeRustle is not your broker, real-estate agent, attorney, lender, inspector, appraiser, title or settlement company, escrow provider, or fiduciary. HomeRustle does not provide legal, tax, financial, lending, appraisal, inspection, or other professional advice. Users are responsible for their own decisions, diligence, agreements, and professional assistance.
9. AI-assisted features
HomeRustle may use artificial intelligence to help organize information, answer product questions, draft search areas, transcribe input, or detect prohibited content. AI output may be incomplete or incorrect. You are responsible for reviewing information before saving it or relying on it, and AI output is not professional advice.
10. Service changes and termination
We may modify, suspend, or discontinue features and may limit or terminate access when reasonably necessary to protect HomeRustle, its users, or others; comply with applicable obligations; or enforce these Terms. You may stop using HomeRustle or close your account subject to available account controls and the retention practices described in the Privacy Policy.
11. Disclaimers
HomeRustle is provided “as is” and “as available.” To the extent permitted by law, we disclaim warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, availability, and results. We do not guarantee that a Quest or Listing will match, that another user’s information is accurate, or that any communication will lead to a transaction.
12. Limitation of liability
To the maximum extent permitted by law, HomeRustle LLC will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from HomeRustle. Our total liability for claims arising from your use of HomeRustle will not exceed the amount you paid to us during the three months preceding the event giving rise to the claim.
13. Governing law
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-law principles.
14. Changes and contact
We may update these Terms as HomeRustle evolves. We will identify the governing version and effective date and provide additional notice when appropriate. If a change materially affects the Terms governing an account, we may require the account holder to accept the new version before continuing to use protected application features.
